'If you are wondering why this week's newsletter is a bit late it is because I have spent yet another week in Cyprus.

For those of you investing in the island things couldn't be looking better right now.

I'm not going to prattle on about the lovely temperatures in the middle of October or the fantastic food, we ate a three course meal including drinks for less than £9 and got free brandies at the end. I bet your local restaurant does that all the time eh?

No - what I am going to talk about is much more important.

First of all the price of flights is now falling massively. I said at the beginning of the year that it would take a bit of time but now the competition is hotting up and prices are falling across the board. I flew, return, at sensible times, for less than £160. A £20 premium secured me a seat by the exits which gave me more leg room than you get in business class. Fantastic and more discounts are on the way.

Second, I couldn't help but notice how much busier the island was in mid-October compared with previous years. The holiday season is getting longer each year and we haven't even got the golf courses or the marinas yet.

This is great news for investors who have already bought. If you are thinking of buying in Cyprus then get in quick. Cyprus joins the Euro in January 2008 and I am confident that prices will continue to rise.

You may have heard that the Cyprus government has pushed for mortgages to be
capped at 60 per cent. This is indeed true.

Suffice to say there are plenty of legal loopholes which get round this problem.

Meanwhile local councils are in full flow with improvements to the infrastructure, with many new roads and pavements having been installed since my last visit. This will be rolled out across the whole area over the next two years, including the construction of new coastal path in all areas."
